Pre-Coating Survey
Substrate assessment, existing mold extent, humidity log, and selection of the right coating system for the environment. Includes HSE review if work is in occupied premises.

Mold Removal and Substrate Prep
Full IICRC S520 mold removal before coating. Substrate cleaned, repaired, primed. Crucial — coating applied over active mold traps it and invalidates the warranty.

Antimicrobial Primer
Specialist primer keyed to the topcoat with antimicrobial active incorporated — provides the base defensive layer.

Topcoat Application
Two full coats of the selected system (silver-ion, zinc pyrithione, or epoxy) applied per manufacturer specification. Dry-film thickness verified with mil gauge.

Sign-Off and Warranty
Written 5-year warranty, HSE application records, MSDS pack, and coverage map. Recommended re-coat intervals documented for client FM team.

Anti-Mold Coatings — Common Questions
How is an anti-mold coating different from anti-mold paint sold in hardware stores?
Retail anti-mold paint contains surface-level additives that wash out after 2–3 cleaning cycles. Professional anti-mold coatings use EPA-registered actives (silver-ion, zinc pyrithione) chemically bonded into the coating matrix — releasing slowly for 5+ years. The supporting documentation (ISO 22196, EPA registration, manufacturer warranty) is the real difference and is required for HACCP, hospital, and hospitality-brand compliance.
Can you apply coatings while the facility is operating?
Yes. For hospitality and healthcare we phase the work so zones are coated during low-use periods (overnight in FandB, during scheduled ward closures in healthcare). All systems we apply have zero-VOC and zero-odour options suitable for same-day re-occupancy.
Do coatings replace the need for regular cleaning?
No. Coatings inhibit mold and bacterial colonisation — they do not replace cleaning of visible soiling. Their role is preventing the regrowth cycle when surfaces do get wet. Combined with routine cleaning, coatings deliver near-zero mold complaints over the warranty period.
What substrates can be coated?
Concrete, drywall, plaster, pre-primed steel, cement board, masonry, tile, and (with specialist primers) FRP panels. Existing paint must be sound — we test adhesion before quoting. Failing paint is removed back to substrate.
Does the 5-year warranty transfer if the property is sold?
Yes. Our coating warranties are asset-attached, not owner-attached — they transfer with the property. The new owner receives the HSE pack, coverage map, and can claim against the warranty for failures in documented areas.
