Thermal imaging is the most important tool in a professional mold inspection. Mold requires moisture to grow, and moisture creates temperature differentials that a FLIR camera detects as cold spots on walls, ceilings, and floors. A house with no visible mold but significant cold spots behind the plasterboard is a house where mold is already growing — or is about to.
In Dubai's high-rise buildings, thermal imaging routinely reveals moisture migration from neighbouring units, leaking balcony waterproofing, and condensation on uninsulated cold-water risers — none of which are visible to the naked eye.
