Mold Inspection

Most residential inspections take 60–120 minutes depending on property size. Studios and apartments are typically 60 minutes. 4–6 bedroom villas or multi-floor properties may take up to 2 hours. We communicate the expected duration at booking.

Your IICRC S520-compliant written report includes: a full site diagram of all areas inspected, thermal imaging photographs, moisture meter readings, identification of visible mold or suspect material, air sampling results from our accredited UAE lab, and a fixed-price remediation quote where mold is found.

Not always. If visible mold is present and a moisture source is already identified, air sampling may be optional. Air sampling is strongly recommended when: there is a musty odour with no visible mold, occupants have unexplained health symptoms, or the inspection is for pre-purchase or landlord compliance.

Our accredited UAE lab tests air samples for the full spectrum of common and hazardous mold genera including Aspergillus, Penicillium, Cladosporium, Stachybotrys chartarum (black mold), Chaetomium, Fusarium, and Alternaria. The lab report lists every species detected and the spore concentration for each.

You still receive the full written report documenting moisture readings, elevated humidity zones, the source of any musty odour if detected, and our recommendations for prevention. A clean report is evidence of a mold-free property.

Mold Removal and Remediation

A single room or small area (up to 10 sqm) typically takes 4–6 hours including containment setup, removal, treatment, protective coating, and clearance preparation. A full apartment remediation usually takes 1–2 days. Timeline is confirmed before work begins.

Mold will only return if the original moisture source is not addressed. Our process identifies and documents the moisture source. We apply an anti-mold protective coating after removal that prevents regrowth on treated surfaces for up to 5 years. Where the moisture source is a plumbing or building defect, we advise the fix required and can refer you to trusted contractors.

For small, isolated areas, the property can remain occupied with the affected room sealed off. For larger remediation projects or whole-apartment works, we recommend that occupants — especially children, elderly people, and anyone with respiratory conditions — vacate during works. Our team sets up full negative air pressure containment and wears full PPE throughout.

Our standard mold removal service includes: (1) containment with negative air pressure barriers, (2) HEPA air scrubbing to capture airborne spores, (3) physical removal and EPA-registered biocide treatment of all affected surfaces, (4) application of an anti-mold protective coating, and (5) a post-remediation lab air clearance test with written clearance certificate. All waste is double-bagged and disposed of according to UAE environmental regulations.

Yes. Stachybotrys chartarum (black mold) is one of the species we most frequently remediate in Dubai. Black mold requires more rigorous containment and treatment protocols than surface molds. Our IICRC S520-certified technicians follow the specific removal protocol: full containment, HEPA negative air, physical removal with double-bag disposal, EPA-registered fungicide application, and mandatory air clearance testing.

An independent laboratory test confirming that airborne mold spore levels in the treated area have returned to safe, normal levels after remediation. Our accredited UAE lab collects air samples post-remediation and issues a written clearance certificate. AC Duct Cleaning

In Dubai, AC systems are the #1 distribution route for mold spores. Moisture condenses on cold coils, biofilm grows in condensate lines, and dust settles in ducts — creating both a mold reservoir and an aerosol delivery system for every occupant.

Yes. Mold Busters® is a NADCA-certified AC duct cleaning provider. NADCA (National Air Duct Cleaners Association) is the global standard for HVAC hygiene. Most "duct cleaning" services in Dubai do not meet this standard.

For Dubai properties we recommend a full NADCA duct and coil cleaning every 12 months, with air vent and filter inspection every 3 months. High-humidity or waterfront properties benefit from 6-monthly cleaning.

Air Quality Testing

IAQ testing measures the concentration of airborne contaminants — mold spores, VOCs, particulate matter, carbon dioxide, and specific bacteria — inside a property. Results are compared to international benchmarks (WHO, ASHRAE, OSHA) and you receive a written report with specific remediation recommendations.

Common triggers: pre-purchase of a property, post-remediation verification, unexplained occupant symptoms (headaches, respiratory issues, fatigue), tenant–landlord disputes, hospitality and commercial compliance, or after a leak or flood.

Standard package includes viable mold spore counts by species, total volatile organic compounds (TVOC), PM2.5 and PM10, CO2, and temperature/humidity. Extended packages can include formaldehyde, radon, asbestos, endotoxins, and specific bacterial pathogens.

Pricing and Booking

Mold removal in Dubai starts from AED 1,500. A bathroom or bedroom typically ranges AED 1,500–2,500. A full apartment remediation ranges AED 2,500–4,500 depending on the size and contamination level. All prices include the lab air clearance certificate. We provide a fixed written quote before any work begins — the price quoted is the price you pay.

Residential mold inspections start from AED 500 per inspection. Final price depends on property size, number of floors, whether air sampling is included, and the number of AC units to be assessed.

We do not charge a separate call-out fee for residential inspections. The inspection price is the total price — quoted in advance, with no variation without written approval.

We accept bank transfer, credit and debit cards, and cash. For commercial contracts and annual maintenance, we invoice against VAT.

Commercial, Hospitality and Staff Accommodation

Yes. Hotel, retail, and hospital projects are routinely scheduled overnight or during planned maintenance windows. Our project managers coordinate directly with facilities teams and property management companies.

Yes. Where occupants report symptoms without an obvious cause, we conduct full-building investigation covering HVAC, chilled-water line integrity, pressure differentials, mold, VOCs, and particulate levels. The resulting report is accepted by HR, legal, and compliance teams.

Health and Safety

Yes — mold poses significant health risks including mold allergy, respiratory issues, mold toxicity, and skin irritation. Mold is particularly dangerous for children, the elderly, and immunocompromised individuals. Some species produce mycotoxins — airborne compounds linked to neurological, respiratory, and autoimmune symptoms.

Common symptoms include persistent cough, nasal congestion, sneezing, throat irritation, watery or itchy eyes, skin rash, fatigue, headaches, and asthma aggravation. Long-term exposure can cause more serious respiratory and neurological symptoms.

Stachybotrys chartarum (black mold) has the highest public profile due to its toxigenic potential, but Aspergillus, Penicillium, Chaetomium, and Fusarium are equally hazardous in high concentrations. Species identification via lab analysis is the only reliable way to assess risk.

UAE-Specific

Dubai's climate combines extreme outdoor humidity (60–90% summer), heavy AC reliance with condensation on chilled-water pipes, tightly sealed modern buildings, and a habit of switching off AC during holidays. These conditions produce ideal mold growth environments in wall cavities, wardrobes, and under-sink areas.

This is the single most common cause of whole-apartment mold infestations we treat in Dubai. With indoor temperatures climbing past 35°C and residual moisture, every surface becomes a mold surface. Going forward: set AC to 28°C economy mode and leave it running, or have a neighbour cycle it for 2 hours daily.

Recurring mold in a fixed location almost always indicates an underlying moisture source — most often bad chilled-water pipe insulation, a plumbing leak, or a building envelope defect. We've documented this pattern across JVC, Marina, Business Bay, and Reem Island. Request a thermography survey to identify the source.
