Before arriving on site, our certified engineer reviews the building floor plans, HVAC schematics, and any previous inspection or maintenance records provided by the client. On site, the building is divided into inspection zones — each occupied floor, each plant room, each AHU chamber, each main duct riser, and each basement or podium level. Zones are surveyed systematically using calibrated moisture meters, pin probes for structural materials, and a forward-looking infrared (FLIR) thermal imaging camera. Every moisture reading above threshold is photographed, GPS-timestamped, and logged against its zone identifier in the report.
Air quality is assessed using professional-grade air quality meters at engineer-determined positions within each inspection zone. Measurements include particulate levels, humidity, temperature, and CO2 concentrations. The number of measurement points is determined by zone area, HVAC zone count, and the degree of contamination observed during the survey phase. Where laboratory air sampling is required, samples are collected, sealed, and sent to an accredited UAE laboratory for mold species identification and spore concentration analysis. Results are incorporated into the final written report.
The written report follows the IICRC S520 standard structure: executive summary, scope of inspection, zone-by-zone findings with photographs, moisture data table, air sample laboratory results with interpretation, mold species identification and risk classification, conclusions, and — where applicable — a recommended scope of remediation conforming to IICRC S520 work practice guidelines.
