A tape lift or sterile swab collects mold cells directly from a surface — a wall, ceiling, tile grout, or HVAC component. The lab analyses the sample to confirm the exact species present. Surface sampling is the most definitive method for confirming whether visible black growth is Stachybotrys chartarum (toxic black mold) or a less hazardous species. Results carry strong evidential weight for insurance and legal purposes.

A small piece of building material — drywall, insulation, flooring, or ceiling tile — is removed and sent to the lab for analysis. Bulk sampling is used when surface contamination is suspected to have penetrated deep into the material, or when a building owner needs to determine whether materials can be cleaned or must be disposed of. It provides the highest level of laboratory evidence for structural mold contamination.

A clearance test is conducted after mold remediation is complete, using the same air sampling protocol as the original test. Results are compared against the pre-remediation baseline and against normal outdoor levels. Clearance is confirmed when indoor spore counts are at or below outdoor levels for all species. A clearance certificate is issued on our letterhead as documented evidence that the property meets the IICRC S520 clearance criteria.
An in-house assessment means one person's opinion. An accredited laboratory result is scientific data produced by a UKAS- or equivalent-accredited facility using standardised analytical methods. These are fundamentally different things. A landlord, insurer, or court will accept one and may dismiss the other. Before sampling begins, your IICRC-certified tester conducts a brief pre-test questionnaire covering your health concerns, the history of the property, any previous water damage, and your reasons for testing. A brief visual walkthrough identifies the most appropriate sample collection points and confirms the test type. This step ensures the sampling strategy targets the areas most likely to yield meaningful results.
Sample points are selected based on the walkthrough findings, occupant concerns, and the testing protocol required. For air sampling, points are positioned to capture the air quality in the zones of greatest concern — living areas, bedrooms, and bathrooms — plus an outdoor baseline. For surface sampling, the tester identifies the areas of suspect growth or the HVAC components most likely to harbour contamination.
Where air sampling is included, a calibrated Air-O-Cell or equivalent spore trap cassette is mounted on a portable pump set to the correct flow rate. The pump draws a measured volume of air through the cassette for a set duration. Cassettes are sealed, labelled with sample point, date, and time, and packed in protective transport containers ready for same-day courier dispatch to the lab. An outdoor baseline cassette is always collected at the same time.
Where surface or bulk sampling is included, sterile swabs or adhesive tape lifts are applied to the identified surfaces. Each sample is sealed in a sterile container with a unique label matching the floor plan sample point map. For bulk samples, a small material specimen is collected, placed in a sealed bag, and added to the lab shipment. All samples are dispatched to the accredited lab by same-day courier.

Mold testing is the laboratory component: physical samples are collected and sent to an accredited lab to identify exactly which species are present and at what concentration. Inspection tells you where the problem is; testing tells you what it is and how serious it is. Many clients need both. Some require testing only — for example, for post-remediation clearance or to produce lab evidence for a tenant dispute.
Lab results list every mold genus and species detected in your sample, along with the spore count per cubic metre for air samples or relative quantity for surface samples. Your written report compares indoor air sample results against an outdoor baseline sample taken at the same time — the methodology required by IICRC S520. Yes. Our accredited laboratory specifically tests for Stachybotrys chartarum — the species referred to as toxic black mold — as part of the standard test panel. Black mold cannot always be identified visually; laboratory analysis is required to confirm the species. Surface sampling from a suspect area, or air sampling in a room where black mold may be growing in a wall cavity, will confirm or rule out Stachybotrys chartarum with scientific certainty.
The IICRC S520 minimum is two indoor samples plus one outdoor baseline. For a one or two-bedroom apartment, this is usually sufficient. Larger properties require additional samples — typically one per main zone or floor. We advise on the appropriate sample count during your pre-test questionnaire at no extra charge. Under-sampling produces results that cannot be confidently interpreted; over-sampling adds cost without proportionate benefit. We will always recommend only what is necessary.
