Signs: Horizontal tide mark at 1 m height on ground-floor walls, salt efflorescence (white fluff), peeling plaster, musty smell.
Cause: Ground moisture drawn up through porous walls by capillary action. Common in ground floors built before damp-proof courses were standard.
Signs: Random patches on external-facing walls, worst after rain. Damp patches appear above ground-floor level (ruling out rising damp).
Cause: Water penetrating from outside — failing render, cracked walls, blocked gutters, damaged parapets.
Signs: Black mold spots on walls/ceilings of cool rooms, window condensation, worst in bedrooms and bathrooms. Most common type in Dubai apartments.
Cause: Humid indoor air meeting cool surfaces. Caused by inadequate ventilation, AC underperformance, or thermal bridges in the building envelope.

The fastest diagnostic is the height: rising damp stops at about 1 m above floor level; condensation damp appears on cooler surfaces regardless of height (often on external-facing walls of bedrooms). Rising damp leaves a salt-bloom tide mark; condensation leaves black mold spots. We settle the question definitively with a moisture meter and salt-analysis test in the first 20 minutes of our survey.
Standard paint is impermeable. It traps moisture in the wall, causing blistering, peeling, and accelerated substrate decay — usually within 4–8 weeks. Damp walls need breathable (microporous) finishes that allow moisture vapour to evaporate while preventing liquid-water penetration. Applying waterproof paint over damp is the #1 wasted-money mistake we see.
Minimal for rising-damp injection (drilling 10–12 mm holes at skirting level, injecting cream, filling holes). No vacating required. More disruptive for penetrating damp if external render work is needed (scaffolding, 3–5 days external access). Condensation treatment (ventilation fan install) is typically one-day work.
5-year written warranty on rising-damp DPC injection. Warranty transfers with property sale. Covers re-treatment of any area where rising damp returns within the warranty period. Does not cover damp from new penetration sources (e.g., a new roof leak appearing later).
