1. Agreement to Terms

These Terms and Conditions ("Terms") govern your engagement of services from Mold Busters® ("we," "us," "our"), a registered trademark of Hyperclean® Technical Services LLC, operating in Dubai, United Arab Emirates. By booking any service, you agree to be bound by these Terms. If you do not agree to these Terms, please do not engage our services.

Mold Busters® reserves the right to update these Terms at any time. The most current version will always be available on our website. Continued use of our services after any update constitutes acceptance of the revised Terms.

2. Services Provided

Mold Busters® provides the following categories of professional services across Dubai and Abu Dhabi:

2.1 Residential Mold Services

  • Mold Inspection and Assessment — Visual inspection, infrared thermography, moisture mapping, air sampling, and written report with fixed remediation quote. Conducted per IICRC S520 standards.
  • Mold Removal and Remediation — Full containment, HEPA filtration, antimicrobial treatment, affected material removal, and post-remediation clearance testing. Includes written guarantee.
  • AC Duct Cleaning and Sanitization — Mechanical agitation, HEPA vacuum extraction, and antimicrobial treatment of supply and return ducts. Performed per NADCA ACR standards.
  • Disinfection and Sanitization — Hospital-grade disinfection using UAE Municipality-approved biocides for residential properties, including post-flood, post-renovation, and routine sanitization.

2.2 Commercial Mold Services

  • Commercial Mold Inspection — Multi-zone assessment for offices, hotels, warehouses, retail spaces, and mixed-use properties with air sampling and written compliance report.
  • Commercial Mold Removal — Large-scale remediation with containment, negative air pressure, and HEPA filtration designed to minimise business disruption.
  • Under Construction Buildings — Pre-handover mold inspection, remediation, and clearance for developers and main contractors on new-build and fit-out projects.
  • Odor Removal — Source identification and elimination of persistent odors caused by mold, water damage, smoke, or biological contamination.

2.3 Diagnostic and Testing Services

  • Mold Testing — Laboratory-analysed air sampling and surface sampling to identify mold species and spore concentrations.
  • Indoor Air Quality (IAQ) Testing — Comprehensive assessment of particulates, VOCs, CO2, temperature, humidity, and airborne mold levels with calibrated instruments.
  • Thermography — Infrared thermal imaging to detect hidden moisture, insulation deficiencies, and water intrusion behind walls, ceilings, and floors.
  • Smoke Leak Testing — Pressurised smoke injection to identify air leaks, duct breaches, and building envelope failures.
  • Building Envelope Testing — Assessment of the building's exterior barrier integrity including windows, facades, and roof penetrations.
  • Mold Risk Modelling — Predictive analysis of mold risk zones based on HVAC design, humidity patterns, insulation, and building usage data.

Standards and Certifications. All services are delivered by our own trained, certified, and insured in-house team. We do not subcontract any services. Our team holds active certifications from IICRC (Mold Remediation Specialist), NADCA (Air Systems Cleaning Specialist and Ventilation System Mold Remediator), ACAC (Council-certified Microbial Remediation Supervisor), MICRO (Certified Mold Inspector and Certified Mold Remediation Contractor), IAC2 (Mold Certified), and InterNACHI.

Service Area. Services are available across the United Arab Emirates, including Dubai, Abu Dhabi, Sharjah, Ajman, and the Northern Emirates. Contact us to confirm availability in your specific area.

3. Quotes and Pricing

Written Quotes. All service quotes are provided in writing via email or WhatsApp before any work commences. No work will begin without your written approval of the quoted price.

Fixed Pricing. The price in your written quote is the final price for the described scope of work. We will not charge more than your approved quote unless the scope of work changes materially — in which case, we will discuss and obtain your written approval for any additional charges before proceeding.

Quote Validity. Written quotes are valid for 14 days from the date of issue. After 14 days, a revised quote may be required.

Price Indicators. Prices shown on our website (e.g., "From AED X") are indicative starting prices for typical properties. Your actual quote may differ based on property size, severity of mold, accessibility, and other factors assessed during inspection.

Inspection Fees. Mold inspection services carry a fee as described in your written quote. Inspection fees may be deducted from the total remediation cost if you proceed with full remediation — this will be stated explicitly in your quote where applicable.

4. Booking and Scheduling

Confirmation. A booking is confirmed when you accept a written quote and provide booking confirmation (via email, WhatsApp, or our contact form). Verbal agreements do not constitute a confirmed booking.

Access. You are responsible for ensuring our team has clear and safe access to your property at the agreed appointment time. This includes access to all affected areas, relevant equipment rooms, and AC system access panels where applicable.

Property Readiness. For mold remediation services, occupants should vacate affected areas for the duration of the treatment and for the minimum period advised by our technician following biocide application. We will advise the minimum recommended clearance time based on the products and method used.

Rescheduling. We will attempt to accommodate rescheduling requests made at least 24 hours before the appointment. Same-day rescheduling may incur a rebooking fee of AED 150.

5. Cancellation Policy

Client Cancellations.

  • Cancellations made more than 48 hours before the appointment: No charge.
  • Cancellations made 24–48 hours before the appointment: 25% of the quoted service fee.
  • Cancellations made less than 24 hours before the appointment: 50% of the quoted service fee.
  • No-show (technician arrives and property is inaccessible): 100% of the inspection fee or AED 350, whichever is greater.

Our Cancellations. In the unlikely event that we need to cancel or reschedule due to circumstances beyond our control (including but not limited to severe weather, equipment failure, or staff illness), we will provide as much advance notice as possible and reschedule at no additional charge to you.

6. Client Obligations

As our client, you agree to:

  • Provide accurate information about your property, the mold issue, and any known water damage or previous treatments.
  • Ensure safe access to all areas requiring inspection or treatment.
  • Disclose any known hazardous materials on the property (asbestos, lead paint, etc.) before our technicians begin work.
  • Follow our technician's advice on property ventilation, occupancy, and post-treatment care.
  • Make payment in accordance with agreed payment terms.
  • Notify us immediately of any issues with the service delivered so we can address them.

Failure to comply with these obligations may affect the validity of any guarantee associated with your service.

7. Service Guarantee

Scope. Mold Busters® provides a written guarantee on mold remediation services. The guarantee covers the recurrence of mold in areas that were treated during your remediation service, within the warranty period specified in your service documentation.

Warranty Period. The specific warranty period will be stated in your written service report and guarantee certificate. Typical warranty periods are 6–12 months depending on service type and property conditions.

Conditions. The guarantee is subject to the following conditions:

  • The underlying moisture source that caused the original mold growth has been identified and resolved by the property owner or their agent. Our guarantee does not cover mold re-growth caused by a new or unresolved moisture source (e.g., an ongoing leak, ongoing condensation, or flooding).
  • The property has been ventilated and maintained as advised in our post-treatment recommendations.
  • You notify us of any suspected mold re-growth within the warranty period promptly.
  • No third-party mold treatment has been applied to the guaranteed areas after our treatment without our knowledge.

Remedy. If mold returns in treated areas under warranty and all conditions are met, we will return and re-treat the affected areas at no additional cost to you.

Inspection Services. Mold inspection and testing services do not include a remediation guarantee. Guarantees apply to remediation services only.

8. Health and Safety

Mold Exposure Risks. Mold can cause health effects including respiratory issues, allergic reactions, skin irritation, and in some cases neurological symptoms. Our services are designed to reduce your exposure to mold, but we are not medical professionals. If you or any household member is experiencing health symptoms potentially related to mold exposure, consult a qualified healthcare provider.

Biocide and Chemical Usage. Mold remediation and disinfection services may involve the application of antimicrobial biocides, fungicidal coatings, and sanitization agents. All products we use are UAE Municipality-approved, EPA-registered, and safe for residential and commercial environments when applied per manufacturer specifications. Safety Data Sheets (SDS) for all products used are available upon request.

Occupancy Restrictions. During and after mold remediation, disinfection, or AC duct sanitization, affected areas must be vacated for the minimum clearance period specified by our technician. This period varies based on the products and methods used and will be communicated to you in writing. We are not responsible for health effects arising from re-entry before the advised clearance time.

Containment and Protection. For mold remediation services, we establish physical containment barriers and negative air pressure to prevent cross-contamination to unaffected areas. While we take every reasonable precaution, microscopic mold spores may be present in the air throughout any property with an active mold issue, and complete elimination of all airborne spores during remediation is not possible.

Asbestos and Lead. Our services do not include testing for or removal of asbestos or lead-based materials. If asbestos or lead is suspected in your property, you must inform us before work commences. Discovery of suspected asbestos during work may require us to stop and recommend specialist testing before we can proceed.

9. Inspection Reports and Lab Results

Mold Inspection Reports. Following a mold inspection, you will receive a written report detailing our findings, including moisture readings, thermal imaging results (where applicable), photographs of affected areas, and our remediation recommendations. Reports are typically delivered within 2–3 business days of inspection.

Air Quality and Mold Testing. Air samples and surface samples are sent to accredited third-party laboratories for analysis. Lab results are typically available within 5–7 business days. Laboratory turnaround times are outside our control, and we are not responsible for delays in laboratory processing.

Report Accuracy. Inspection reports and test results represent conditions observed at the time of inspection. Mold conditions can change rapidly based on moisture, humidity, temperature, and ventilation. Reports are not a guarantee that mold will not develop in areas that tested clear at the time of inspection.

Post-Remediation Verification. Following mold remediation, we conduct clearance testing to verify that treated areas meet acceptable mold spore levels. A clearance certificate is issued when results confirm successful remediation. Clearance results apply only to the treated areas and the date of testing.

Use of Reports. Reports, test results, and clearance certificates are provided for your personal use in relation to the inspected property. They may be shared with your landlord, property manager, or insurance provider. They may not be reproduced for commercial purposes, published, or used in marketing without our written consent.

10. Payment Terms

Accepted Methods. We accept payment by bank transfer, credit/debit card, and cash. Payment details and instructions will be provided on your invoice.

Inspection Services. Payment for mold inspection and testing services is due upon completion of the on-site inspection, or as otherwise agreed in your written quote.

Remediation Services. For mold remediation, AC duct cleaning, disinfection, and other treatment services, payment terms will be specified in your written quote. Standard terms are 50% deposit before work commences and 50% balance upon completion, unless otherwise agreed.

Commercial Projects. For commercial projects and large-scale remediation, customised payment milestones may be agreed in writing. Corporate clients may request NET-30 payment terms subject to credit approval.

Late Payment. Invoices are due within 14 days of issue unless otherwise agreed. Late payments may incur a late fee of 1.5% per month on the outstanding balance. Persistent non-payment may result in the matter being referred to a collections agency or legal proceedings, with all associated costs borne by the debtor.

Invoice Disputes. If you dispute any item on an invoice, you must notify us in writing within 7 days of receipt. Undisputed amounts remain payable on the original due date.

11. Limitations of Liability

Our total liability to you for any claim arising from our services is limited to the amount you paid for the specific service that gave rise to the claim.

We are not liable for:

  • Pre-existing property damage or conditions not caused by our work.
  • Mold re-growth caused by a new or unresolved moisture source (including but not limited to ongoing leaks, plumbing failures, condensation from poor ventilation, or flooding).
  • Damage to building materials already weakened by moisture or mold prior to our intervention.
  • Indirect, consequential, or incidental losses (including but not limited to lost rental income, cost of alternative accommodation, business interruption, or loss of profits).
  • Damage caused by your failure to follow our post-treatment recommendations regarding ventilation, humidity control, or occupancy restrictions.
  • Health effects from mold exposure prior to or during our service.
  • Delays in laboratory test results from third-party laboratories.
  • Force majeure events including but not limited to natural disasters, pandemics, government restrictions, severe weather, or supply chain disruptions.

Nothing in these Terms limits liability that cannot be limited under applicable UAE law, including liability for death or personal injury caused by our negligence.

12. Intellectual Property

All content on our website — including text, photographs, graphics, video, design elements, service descriptions, blog articles, and branding — is the property of Mold Busters® / Hyperclean® Technical Services LLC and is protected by applicable intellectual property laws in the UAE and internationally.

"Mold Busters®" and "Hyperclean®" are registered trademarks of Hyperclean® Technical Services LLC. Unauthorised use of these trademarks is prohibited and may result in legal action.

You may not reproduce, redistribute, modify, or commercially exploit any content from our website, reports, or marketing materials without prior written permission.

Inspection reports, air quality test results, thermal images, and clearance certificates issued by us are provided for your personal use in relation to the inspected property. Commercial reproduction requires our written consent.

13. Privacy and Data

We collect and process personal data in accordance with our Privacy Policy, which is incorporated into these Terms by reference.

By engaging our services, you consent to us collecting and using your name, contact details, property address, property photographs, inspection data, and service history to:

  • Deliver the services you have requested.
  • Communicate with you regarding appointments, reports, and follow-up recommendations.
  • Process payments and issue invoices.
  • Improve our services and customer experience.
  • Comply with applicable laws and regulations.

We will never sell your personal data to third parties. We may share data with:

  • Accredited laboratory partners for air quality and mold sample analysis.
  • Payment processors for billing purposes.
  • Insurance companies when you request us to share reports for claims.

14. Dispute Resolution

Direct Resolution. If you are dissatisfied with any aspect of our service, we encourage you to contact us directly first. Most issues can be resolved through open communication. Contact our team via phone, email, or WhatsApp within 7 days of the service in question.

Escalation. If direct resolution is not successful, either party may request mediation through a mutually agreed mediator in Dubai. Mediation costs will be shared equally between the parties unless otherwise agreed.

Formal Proceedings. If mediation does not resolve the dispute within 30 days, either party may pursue formal legal proceedings in the courts of Dubai, UAE.

15. Governing Law

These Terms are governed by the laws of the United Arab Emirates and specifically the laws of the Emirate of Dubai. Any disputes arising from these Terms or our services shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

If any provision of these Terms is found to be unenforceable by a court of competent jurisdiction, the remaining provisions will continue in full force and effect. The unenforceable provision will be modified to the minimum extent necessary to make it enforceable while preserving its original intent.

Our failure to enforce any right or provision of these Terms does not constitute a waiver of that right or provision.
